Keeping The Transaction Moving

Keeping The Transaction Moving

Matthew Abrams • November 2, 2026

Real estate transactions rarely follow a straight line. Whether you're buying or selling, I keep the process on track, working alongside a trusted team of professionals focused on your goals.

Expect the Unexpected

Financing, appraisals, inspections, attorney review, title, repair concerns, timelines, and negotiations can all create unexpected challenges. The good news: I have the experience to navigate them.

My Role

I stay engaged, communicate clearly, help coordinate the moving pieces, and work through issues as they arise.

  • Sometimes that means negotiating.
  • Sometimes it means gathering more information.
  • Sometimes it means changing course, with guidance every step of the way.

Your Goals at the Center

Whatever the situation, the focus stays on protecting your interests and keeping your goals at the center of the process, from accepted offer to closing day.

Picture This... You're scrolling through homes when one stops you. You click the link. You want to see it. Your inquiry connects you with an agent, and I pick up the phone. It Starts With a Conversation From that first call, my goal is simple: help you feel comfortable, informed, and excited about what comes next. We talk about the property, what caught your eye, what you're looking for, and where you are in the buying process. We also discuss agency and representation, so you understand my role and know I'm there to guide and advocate for you. Then We Meet at the House Instead of simply opening doors and pointing out the kitchen, we start exploring. What do you love? What needs attention? How old is the roof? What has been updated? Could that basement become usable space? How does this property compare to the others we've seen? My background in construction, property ownership, and real estate investment helps us look beyond the listing photos and understand the property itself. Maybe this is the one. Or maybe it isn't. And that's okay. Because my job isn't to sell you a house. My job is to help you find the right one. When It Feels Different As we keep searching, trust starts to build. You become more comfortable asking questions, I learn what matters most to you, and the search becomes more focused. Then one day, we walk into a property and it feels different. This one checks the boxes. We review the property, talk about the market, discuss potential concerns, and build an offer strategy around your goals. I explain the options, answer your questions, and help you make an informed decision. The offer goes in. Maybe we negotiate. Maybe we adjust. Maybe there are competing offers. Then the call comes: "We got it." An Accepted Offer Isn't the Finish Line Now come inspections, attorneys, financing, appraisals, title work, deadlines, questions, and sometimes unexpected surprises. This is often where having the right agent matters most. We gather information, talk through the options, bring in the right professionals, negotiate when needed, and keep working toward the goal we set together. That's the part of real estate people don't always see online: the problem-solving, the communication, the follow-through. And through all of it, you have someone you can call. One More Meeting Eventually, after the searching, showings, negotiations, inspections, and paperwork, we meet one more time. This time, I'm not opening the door for another showing. I'm handing you the keys. The property that started as a photo on your phone is now the place you call home, or the next investment that moves you forward. Every Story Is Different. My Approach Isn't. Listen. Educate. Communicate. Advocate. Problem-solve. And never lose sight of your goals. Think of us as explorers, searching for the right opportunity at the end of the journey: the right property, the right fit, and the next chapter you've been working toward. Ready to start exploring? Buying an investment property takes a different mindset than buying your first home, or even your second.

First-Time Buyers Welcome Buying your first home is exciting. It can also feel overwhelming, because so many decisions seem to land at once. How much can you afford? Which neighborhoods make sense? What happens after your offer is accepted? Who do you call when something comes up? If you're asking yourself these questions, you're in exactly the right place. You're Not Expected to Know It All You should never feel like you're expected to already understand the process. Most people only buy a home a handful of times in their lives, and the first time is a learning experience. That's where I come in. You bring your goals, and I'll bring the guidance to help you reach them. The Path to Your First Home Every purchase is a little different, but most follow a similar path. Here's a simple overview of what to expect: Get prepared. We talk through your goals, timeline, and budget, and I connect you with a trusted lender to get pre-approved. Search and tour. We look at homes that fit your needs, and I help you weigh each property's condition, location, and long-term value. Make an offer. I guide you through pricing, terms, and strategy so your offer is competitive and protects your interests. Inspections and due diligence. We review what the inspections uncover and decide together whether any items need more attention or negotiation. Financing, appraisal, and legal review. I stay in contact with your lender, attorney, and the other professionals involved to keep everything moving. Closing day. You sign the final paperwork and get the keys to your new home. How I Help Along the Way I take the time to make sure you never feel lost. Throughout the transaction, I will: Explain each step before we get there, so nothing catches you off guard Answer your questions whenever they come up, big or small Help you understand what comes next so you can plan ahead Connect you with the right professionals , from lenders and inspectors to attorneys and contractors With my background in architecture and construction, I can also help you look past the staging and understand a home's condition, layout, and potential. There Are No Bad Questions What does pre-approval actually mean? What's included in closing costs? What happens if the inspection finds a problem? Can I back out? These are the kinds of questions first-time buyers ask every day, and every one of them deserves a clear answer. If something is on your mind, ask. Chances are, it's important. Decide With Confidence My goal is for you to understand what you're doing and why. That way, when it's time to make a decision, you can make it with confidence, not pressure. Your first home is a big step, and you don't have to take it alone. Thinking about buying your first home? Contact me today to start the conversation.
